How easy is it to find affordable housing in Bulgaria?

Finding affordable housing in Bulgaria depends on several factors, including location, type of property, and the budget of the person who does the search. In major cities such as Sofia, Plovdiv, Varna, and Burgas, housing is generally more expensive, particularly in central areas. However, more affordable options can be found in neighborhoods on the outskirts. In smaller settlements, housing prices are significantly lower. Both rents and property prices are considerably more affordable compared to larger cities. In tourist areas, a substantial number of homes are rented on a short-term basis, which limits the availability of long-term rental options. It is important to note that for seasonal workers, employers provide accommodation in a significant percentage of cases, particularly for those working during the summer season.

Housing prices increased by 7.1% in the first quarter of 2024. The largest price increase has been recorded in Varna, followed by Sofia and Stara Zagora. In contrast, a decline in housing prices has been reported in the city of Ruse.
